Properties in the lower cost areas may look better on paper but once you factor in vacancy, true turn over costs, and cap ex, things don't look as good.I have been in a few nice multi-family properties in oildale but most are pretty rough and have major issues with deferred maintenance.

We go really cheap on some things, like paint, towel/toilet paper holders, and go higher end on things like faucets.. as others have mentioned, it's an art and you have to find your balance.Also... so many people forget-- this is someone's future home, this isn't a mutual fund/stock, so you need to focus on what things will make your tenants happy!

However, on paper you have to depreciate it based on the 27.5 years, so your metric still looks good, but you took money out of your pocket to cover the cost.In my opinion, the only 2 "real" metrics, since are not easily manipulated are: gross rent multiplier at the time of acquisition and cashflow including principal pay down.
