Washer, dryer, stove and refrigerator!!!

The only 'gift' we leave is a refrigerator/freezer thermometer in the fridge so new tenants can get the fridge and freezer set right especially after we turn it to barely on when the unit is empty for a bit.

I figure if someone steals my refrigerator I'm not going to file a claim anyway I'm just going to go get a new refrigerator. 

Don't put any stickers on the refrigerator.

I was thinking GE Profile which will cost me around $6K (not including refrigerator).

Same thing with refrigeration, nice but not necessary.

Sometimes renters in the low income area need to be taught how to be a good tenant...everyone does not have the patience for walking through the lease, providing checklist sheet for inspections, providing "do's and don't ever" list, giving out property manager's # refrigerator magnet, $25 rent discount coupon for 3 excellent inspections. 

Everything is very user friendly, from dishwasher to refrigerator, washer/dryer etc.

The refrigerator is so old it vibrates the floor and it runs 20 hours a day putting off a 15 degree increase in heat coming from the kitchen to a room where the AC doesn't work. 

(BTW - "reefer" is refrigeration, not the state crop of Colorado, just for the record).
