There's no shortage of clickbait articles online, including many on BiggerPockets, that claim to reveal "The Best Market for Real Estate Investment."

I used to use a PO box but it sat collecting dust for years so I don't bother anymore...I've had people find my personal residence by looking me up on the online tax records. 

If you're house hacking, you could refinance into a conventional loan with as little as 5% down, assuming the property value and your financials qualify at that time.Make sure the terms allow for early refinancing, and keep an eye on interest rates to refinance when it’s advantageous.

There is absolutely nothing he shared that you can't find online or here on BP.

Online real estate sites such as Trulia, Zillow, Redfin, Realtor.com, and LoopNet.

Relationships are invaluable, and, while you can build them from scratch, there's going to be a huge learning curve and likely some expensive lessons.If you're looking to do BRRRR deals you will have the most success paying cash, doing some light renovation, and then refinancing once done.
