Hi I'm in Grand Rapids, Michigan and have been looking into refinancing or a HEL on my current owner occupied 3-unit home.

We live in a neighborhood that is rapidly gentrifying, but we believe in keeping our units affordable.

I'm sure things will continue to do well b/c Detroit has organic growth ahead of it, but due to the rapid appreciation and ># of investors piling in from around the globe, it's more of a risk now than it ever was in the Great Recession. 

It's more so about planning an evolution strategy.

I have a buyer who is looking for a rent to own property in the Coon Rapids, Blaine, Anoka, Andover, New Brighton, Roseville, Arden Hills, Maplewood, Shoreview, and Vadnais Heights areas - 1/2 acre +.

I have even seen programs where you get "Rapid Paid".  

Gentrification in the 741 zipcode has already been expanding outward from the river at a rapid pace.

Don't think Dunean is quite there yet but it sure does seem like the rest of the surrounding area is gentrifying rapidly. 

Some areas are growing rapidly and some are declining.
