So far, all I have been told is be careful about what pockets you buy in, be careful about bad property managers, be careful about over promising and under delivering professionals.

A 1/2" pipe at 80 PSI is capable of delivering north of 12usg/minute (720+ usg/hour), a 3/4" at the same pressure can flow >20usg/min (1200 usg/hour), and a 1" > 34 usg/min (2000 usg/hour).   

When the HDs were examined, the entire capacity held the contents of pages feed into that machine (have to store to enable inhaling the users work at full speed and deliver on best effort). 

Use the BP calculator :-).  2)  Do not buy in the ghetto because the numbers look good3)  Write down your screening process  - this is your most crucial key to success and less headaches4)  Deliver the best rental product   - new appliances, toilets, vanities, paint, fans, clean the A/C and exhaust vents  - this is your second key to success and less headaches5)  Get a good lease  - I can share mineIMHO, I think MFs are overpriced right now.  

At $5k for pier footings, $8k for a mobile delivered and another couple thousand to reconnect services, I'm looking at a $15k building ready to rent, that should pay for itself in a couple years rent wise... 

But a landlord can't simply take a deposit and then not deliver. 

I don't know if these courses work or not (many people say that don't deliver what they promise), but to me... you can learn everything you need to know on Bigger Pockets (BP), the internet, YouTube, from your local Real Estate Investor Association, etc....

I specifically said I did not want any penalties due to not submitting taxes on time.I have been following up with the accountant since then, and finally today he emailed me he did not get a chance to even run the numbers, that he was too busy with personal matters and that he will run the numbers within the next week, and that if we do owe anything, we will have to pay penalties.Apart from the fact that I am completely dissatisfied with his inability to deliver, I wonder if this has happened to any of you?

I personally enjoyed clicking the purchase button on Amazon Prime and giddy like a school girl when its delivered to my house.
