@Jacorion Williams I always tell folks in your situation about the opportunity I missed by being too conservative and hesitant.

These folks promise to lease and manage the properties they sell you (at a huge profit), and then don't follow through. 

However, over the years there have been several favorable rullings with regard to other structures (especially types of trusts) that have most folks feeling comfortable with this practice.
