The reason for that is because where I will be building (private land that does not require county permitting in that state) doesn't require I go through that process, and it is more just to do a feasibility run, as well as discover true costs as far as labor and extra material. 

I think that's a great niche business plan.The trick would be to create marketing material and get it circulated to the big companies local to the property (ie: tenant needs to be able to commute).

This includes all materials, dump fees, and permits. 

IMO - its just a credibility logo you get to add to your marketing material for regular home transactions.....

The commercial property would be a great addition of another 4 units, but will also provide a retail opportunity for us to open a small building material retailer.

The roof was so old that most asphalt shingles were down to just the base fiberglass base material.  

I got through every stinkin' one of them.Now, I'm watching hours upon hours of real estate course material and fully comprehending everything being explained.  

I have yet to see anything put out by those 3 gurus that is current with the new requirements of seller financing or options, so you can take much of those old ploys in their material and heat hot dogs in a bond fire!

Real estate agent, wholesaler, material procurement, GC, etc. 

Contractors pickup materials, not you.
