I have a mentor that will analyze my first few deals and go in 50-50 with me if he finds buyer.  3) Once I've built some capital do some rehab deals 4) Get into buy and holds, BRRRRR Strategy / multi familyI'm sure this strategy sounds familiar to many investors out there.

I had an agent friend trying to buy an REO, got stalled by “title problems” no timeline to cure......a quick search of the foreclosure file showed they forgot to name a junior mtg in the foreclosure...they were going back into court to vacate the foreclosure, start again naming the junior mtg holder, yada yada.....6 months minimum.

Something you might consider is taking a look at your strength and weaknesses, I did that and partnered up with someone who brought those things I didn't have to the table. found a mentor,  And a carpenter,  I wasn't a Carpenter, so building things wasn't in my forte, I had a friend that was. 

The more I can help the project the higher my paycheck at the end of the tunnel.In the end, each of us will have to have a certain comfort level with whomever we hire whether it be our receptionist, our CPA, our lawyers, our lenders, our Realtors, and yes even our mentors.

I just recently got licensed as a Real Estate Appraisal Assistant/Trainee and I am currently looking for a mentor to become an apprentice under.

It may not be a bad idea to check out a local REIA club and find someone doing the same or a mentor.
