Low value markets might be Pennies on the dollar like you allude to. 

those are large deposits  your doing very good for your owners with those compared to what i see in other markets  Wow. !!

However, I am not closed to the idea of exploring other markets! 

I had planned on buying a new primary residence  that needs a rehab that i can get way under market value.

Focus on affordable markets, build a strong network, and continually educate yourself through books, podcasts, and deal analysis to steadily expand your portfolio.Good luck!

We purchased 133.7 acres January 20th of 2024, we then proceeded to subdivide 4 building lots, ( two 10 acre lots,  and two 2 acre lots)  which included costs associated with septic testing,  survey & subdivision, and property maintenence required to market the building lots.

I am considering investing in the Ohio market.

Not a big fan of LTR furnished units, the additional wear and tear isnt worth it in my market and of course smoke smell can be hard to get out. 

What markets + strategies are you thinking of pursuing?
