There could even be a reversal, if the numbers were heavy in the beginning, lighter at the end, and a reversal occurring between 2010 and now.

That might be hard in the beginning so maybe limit your potential properties to "lighter rehabs" in the beginning and that will limit your risk (and the HML risk as well).
