Externally looks like a B- Inside is an A-.

If you're able to put in about $100k in each lot yourself, it should be possible to have the rest externally funded, around 85% LTC.I mainly set up financing for GC's doing these types of projects in their own LLC's but am happy to help if of interest.

Quality books are needed for both internal monitoring so you can make decisions and for external needs like preparing taxes and qualifying for loans. 

Also, external features matter...a coat of paint is an amazing boost. 

I know for certain that my box will have to be either external from the house itself but on the premise or in a basement. 

It's a 4-bedroom, 2-bathroom house that has the potential for a basement conversion into a 1 or 2-bedroom, 1-bathroom unit with an external exit, essentially creating a duplex.
