Your problem is likely in the data you relied on for your expected return and their experience.

UPDATE:I have finally reached the point that the property in question has a tenant moved in.

It seems like the rate environment has finally crested for sure. 

That said, it can be done and done successfully if you plan in advance, build your team (contractors, subs, back ups, lenders, credit with suppliers, escrow/title, real estate attorney, mentor, etc.) get educated on finding (marketing) for deals, rehab costs, locations, market data (like crime rates, school ratings, population growth, job growth, etc), specific market insights like what is most popular and sells for the most in your area, etc

However, it is only day 1, so I will have to see how it goes and what other lessons I learn.I did also put together house rules, and go over everything with the tenant upon arrival (I did talk about any "rules" during the final interview to make sure we were both clear on expectations), and provided a written copy.

If it is schedule showings and transmit financial data and proffer the MLS commercial form contract then probably not.

Took me many times of watching it to finally order the course. 

Gather data on comparable properties, their rental rates, and occupancy levels to present to lenders.
