We generally stay away from California because of regulatory issues.We know who we are and what we are good at: we’re out-of-town but highly engaged real estate investors who know how to pencil deals, structure deals and package deals to raise capital.

Is it more profitable to turn a STR to a MTR for the winter months in a coastal town?

So, real estate agents may do it part-time, but rarely do they do it well.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

Most of the guests are on their way into town for a permanent move but need a place to stay for several months to facilitate a closing, complete construction, etc.That avatar and sellers who want to cash out and look are the sneaky win for MTR right now in my opinion.
