They were acceptable during that period.

If the owners purchased very recently or invested a bunch of money into the property it will be unlikely they will accept a lower down and an extended repayment period. - Little to no existing debt tied to property.

The age of the property, 2/5 year tax exclusion, and expected future capex headaches made us sell.

You could spend weeks trying to get a complete application from the three college kids, only to see them back out and rent something else.My policy is to accept applications and process them only when they are complete.
