Go to a reputable title company (prob the one that gave the special warr deed at the auction) and ask them what it'll take to remove the clouds on title. 

That shouldn't affect their positioning of your offer over another offer, but money can cloud judgement so it could give you an advantage.

I understand they're your friend, but don't let that cloud your judgment and cause you to make a financially irresponsible/unsound decision.

You should do a lease option preferably or 3 years , my advice is don’t go clouding the title with recorded contracts if you have a mortgage on it .

My dad is an agent and has been doing this for decades and actually trying to get out and doesn't think it's worth it anymore so also a bit jaded by that perspective (I don't think he was very good at tenant screening so has had tenant issues over the years that clouded his perspective about that).
