I know the strategy is similar to Wholesaling for marketing (postcard/yellow letter, Etc.) but I was wondering if anyone has purchased Raw land from Ebay/craigslist, Delinquent County Tax sales (OTC), Etc and been successful in the resale?

Commercial loans tend to be 20-25 year term loans with a 5 year balloon (meaning your rate/payment structure must be redone every 5 years).Looking at the Fannie Mae eligibility matrix, you should be able to go as low as 15% for a single family investment property and as low as 25% for a multifamily.

Do a Welcome letter to everyone the day you take over, include who they now make payment to, your contact emergency number, and let them know you look forward to meeting them.As far as leases, you don't want to renew or give everyone same date for renewal, stagger your renewal dates so you won't risk having 3 empty units.
