Class A properties are well located in the market and typically demand the highest rent with little or no deferred maintenance issues.Class B: One step down from Class A, these properties are generally older than Class A, tend ot have a lower income tenant and rental income is lower than Class A along with some deferred maintenance issues.Class C: Typically located in less desirable locations.

First thing you need to do is review your stste landlord tenant regulations.You need to begin the paper work based on your state landlord tenant regulations to collect February rent and give final notice to terminate lease at end of month based again on State regulations.
