We didn't get an awesome deal on either one, but neither are the deals anything to be ashamed of.#4 is a 2 bed, 1 bath condo that is turnkey.  

It's a shame you couldn't have waited for six months of title seasoning and did the deal in your name.

I'm not ashamed to admit that I was choked up a little in some parts.

The service keeps telling me that no one will ever see the operating agreement, but if I were ever sued, I wouldn't want to have to produce it in court and have the judge claim it was a sham because it was set up for multiple members, when it's actually a manager-managed LLC with only one person in it.

It’s a shame I can’t use the lenders that I’ve been using.  

It's become clear that I won't get my money back from Elite, lost so much with them that I'm ashamed to mention the amount here.  

It is a shame but it seems most lenders do not understand this, and simply tell you can not qualify or are DSCR only lenders so every non-owner deal seems like a DSCR deal to them.

And when the time comes don't be ashamed to ask for an increase in the rent.I guess the one 'secret' that I do have is that I raise the rent on every tenant every year.
