Financing without personal impact
I was just told by a lender yesterday that my debt to income ratio was above 45% so I need a cosigner for an investment property. The key thing that sticks out to me in this conversation was that by having a primary resident counting against me I would not be able to invest in rental property until I pay of my house or put up at least half of the selling price. I am assuming that I am being told this because they (Rocket mortgage) don't support real estate investors. Do any one have a lender that has been good to them on their first property? Oh, and when I calculated my DTI it was 23% before including a property that is selling for 239K with a monthly income of 3K.
