The 90 day FHA "anti-flip" rule has nothing to do with whether  the property being flipped was a HUD home or not .  

When doing a sandwich lease option you can sell to a financed buyer without having to worry with any anti-flip time periods that you would if you owner financed the home and tried to transfer the deed within 90 days of purchase. 

Tell them you need some mentoring, and you are willing to help them with some of their tasks, and even pay them maybe 25% of your commission on the first few deals.

I've returned to Canada after 20 years living and working in Asia, and not finding work an easy task. 

If you don't bring money to a partnership then you need to bring the time.Time is putting it together, dealing with the problems, and performing all of the management tasks.

I really enjoying the thought of building, but it is a big task to take on.

Fast forward 4 months and multiple lunches later, I was performing all kinds of tasks for him and soaking up as much of his knowledge and experience as I possibly could!

Who will be dealing with all the sale tasks on the back end (inspections, appraisals, paperwork, etc)?
