I receive the passive income I have been hoping for and the appreciation on the back end is similar to that of my active rentals.  .I didn't do a 1031 because I didn't want more active investments - instead I did a "Lazy 1031" where I used the cost segregation and bonus depreciation to defer and offset all of the taxes the active properties I sold.

However, you can actually save millions of dollars in taxes by starting during the blueprint phase.Here are some examples of ways to save on taxes:For conference rooms in a hotel, Instead of installing regular walls, if you install moveable walls, the walls could be depreciated using the rules of bonus depreciation.For a multi-family apartment complex, changing the model of the bathroom exhaust fan to a variable speed could help qualify for the energy credit which is $2,000/unit.For a large apartment complex, installing a ceiling fan could allow you to qualify for 45L tax credits.For a hotel, if the porte-cochere is detached from the hotel building, it could be fully deductible in year one as it could be considered a land improvement.

Even if it is zoned for single family homes, you might be able to build it and rent it on Airbnb for WAY more then just an apartment and you get the added bonus of a guesthouse on your property without the loss of privacy with having someone in the apartment all the time.

Bonus points if it can be exported to bulk data and allow for breakdowns by studio, 1bd, 2bd, 3bd.Costar has this information but you can only search a single city at a time whereas I am needing to aggregate all at once for analysis.

The property I’m looking at right now would be bought and rehabbed using HM and with current numbers I do not think the HML would be able to get paid out at the refinance.ARV: 390 rehab: estimated at 110-115k  The seller is asking for 289k but there is no way that would work using the 70% rule. market rents: 1500 each unit since we are looking to add a bedroom in each unit and there’s a bonus unit on the third floor (basically a three unit but wasn’t reported with the town)

We have recently been working with him on contract terms that both parties sign of course, stating that for every day that the project is delayed after his projected deadline we deduct a certain amount and for every day he finishes early we give him a bonus.
