Because there are two highway segments that seem to attract tornados in Madison/Limestone county, and I would not buy anything in those areas whatsoever. 

@Madison Boyer, To complicate matters you also won't be able to 1031 unless you first use the property for investment purposes for some time (1 year or so). 

I have extensive experience in that market.. like most markets you have the good with the bad.If you buy in Madison county and Rankin county the housing stock tends to be  B  and A.If you buy in North East Jackson that is B area generally .. there are pockets of Jackson that are A and B like Fondren and an area just north of it..

Was looking around and Madison County Alabama seems to be a decent area in terms of crime and what not.
