Hey all, I'm under contract for a legal 2 flat + illegal garden unit in Logan Square which we want to house hack and then maybe rent out whatever space can be rented out if we move out. 

In general the larger a tile is the easier it is to get it to sit flat.

Construction materials: Frame, no basement, roof: asphalt shingles, Floor: Carpet on stairs and bedrooms, LVP: Kitchen and living room.

No leaks from roof or in basement.

From my experience and in summary:1- Floor must be clean and flat.

Roofs, Balconies, Fencing, Planters etc. 

Recently had roof damage on LTR.

It's an older home, so we've also had to recently sink $20k into things like a new roof and miscellanous repairs. 

@Braeden Cobb I'm curious about the mattresses... do they retreat back into the space on the other side of the wall (laying flat?)
