Before it was rented I added kitchen cabinets and a counter where there was none, remodeled the bathroom (not a complete makeover, but substantial), added a dishwasher and installed flooring.  

I usually do some of the work myself such as demo and painting and installing appliances and basic wood work and trim. 9K Closing costs (includes a right of redemption bond and 1 point to lower interest rate to about 7%) with payments around $1000. 

If it is a tub or shower surround, make sure they are also installing a proper waterproofing membrane, otherwise you will be ripping it back out in 5 years.

During that transition, I installed about 800 sq ft of flooring in the 2,000 sq ft property (previously vinyl sheet in the areas replaced). 

There is some sagging in the floors which will need to be re-levelled by installing new beams etc.For a newly renovated 1 bed 1 bath living room space I'm thinking 1500 isn't unrealistic for the Fells point area?

In a typical $1000-1500/month rental I think most people would be expecting a $100 faucet with $100 to install.  I

I have a quad-plex and plan to use all 4 units as MTR's and wanted to install Starlink. 

Same with drywall both install and mudding.

Unless you invest in a syndication, real estate is NOT passive.If you DIY manage, you will probably average 2-4 hours/week.
