Some simple things could be;Adding coin operated washer/dryer (If they don't have them in their units already)Covered parking and adding a monthly charge (Not sure how well they'd like that)Adding standing BBQ pits or maybe some type of play set for kids (Could harm insurance rate)

a tenant can't switch to month-to-month mid-lease.5) Utilities 6) name all occupants7) prohibitions, some are trampolines, grills, swimming pools, swings, play structures, weights, gym equipment8) smoking rules9) quiet enjoyment10) fines and penalties11) alterations/repairs12) acceptance of premises condition13) care cleaning and maintenance instructions.

Better yet, make a friend who is a Real Estate Attorney and invite him over for a BBQ every month.

Additionally, the terrain is a bit uneven and I think re-grading will need to be addressed as part of the work as the land, beginning at the rearmost lot line and moving towards the house to roughly where the grass starts, seems to be sloping towards house (see pictures).One other tenant has a walkout balcony in the front where he has a BBQ set up so he only uses the rear yard to let his dog run around and "use the washroom".  

.* a plus: when you go there to manage it, there's a killer Filipino BBQ joint down the street :)
