There are a lot of rules when it comes to buying a MH and if one thing is wrong the lender will deny the loan.Mostly pay attention to year built try and stay away from Mobile homes that are older than 20 years. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

You're not wrong, but there is certainly some irony to several (4 out of 5?)

I wouldn't have brought a plumber out for a smell like this without tenant's agreement to pay if nothing was wrong. 

I'm going off the understanding that you still need to spend 500+ hours in the business to achieve material participation (please correct me if I'm wrong). 

I'd love to be proven wrong. 

I have to admit, my prediction a month ago of a more restrictive Fed was wrong.

Don't get me wrong, I want to support small business, but it is substantially more to go this way.
