I say "may" because while I have read about this in several places, I have not personally verified this to be true.I usually pay contractors by check the minute the work is finished and approved.

Once the disaster is over, someone from the lender will verify the structure wasnt damaged and then proceed with the funding. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Might want to check with a local attorney to verify.

As the property manager, it concerns me that the software does not allow me to select message timing and verify content of communications that are sent directly to MY tenants.  

You have to verify which cards are available to be used at a title company.
