Hi Zack,  I'm a newbie too and learning a ton by watching BP videos and surfing these forums. 

(I know this is a 'multi family forum but it was the most applicable I could find).Having surfed the forums I see people saying 10% down and no recourse loans, to 25% down and 9% interest rate.  

Get outside take walks or hikes play a sport go surfing or swimming.

It was an absolute dump, horrible tenants and in terrible shape, but literally built right on the beach access, 27 steps to the beach, and on the best surfing spot on the island.

I’m not surfing the obit section or anything, just curious about this particular case.

Anyway, there are multiple strategies out there and surfing bigger pockets forums and podcast episodes will certainly help you get creative.

Think ski towns, surf towns, climbing towns, etc.

For the past couple of months I have been reading books, listening to podcasts, learning the deal analysis process, surfing marketplaces and doing several other things to better educate myself every day on real estate, especially rental properties. 

Ask around and surf on BP to see what other people have to say about the group.

It’s to keep people in their homes instead of on the streets or in shelters or in crowded couch surfing situations.
