@Ryan FaheyThis post is not too offend anybody but just reading the first sentence my head is already spinning.

I have little to add, except a spin on this from a Pittsburgh perspective, the city with the oldest housing stock in America.The older the property is, the more likely a fully-renovated/flipped property is likely to be hiding some kind of major flaw under its new interior/exterior.

So new to this my head is spinning...but in a good way ! 

If you scale that business, you'll likely be able to spin off cash that you can use to start investing.  

It feels like we're just spinning, working on developing our marketing materials and refining our processes like a car revving it's engine in park.

If you don't select a niche, you'll spin around in circles trying to do a little of everything and not mastering anything.

There are so many buzzwords and phrases in there my head is spinning.

However, many new investors' heads start spinning with the amount of information and struggle to know where to begin and who to believe.  

I am grateful for those who I am involved with and believe that my team consists of some of the best minds in Seattles real estate market.The projects I can't take on for whatever reason (Time - location - finances) I spin off to other builders for a small assignee fee.

This is exactly the dialogue I was hoping to spin up!
