I'd Have shelves, thinking warehouse style, and several standardized sizes of boxes. 

However for the main bathroom(s) I feel they lack the storage space I desire, so I'd use a full size vanity unless you have a lot of extra storage throughout, closets, cabinets, cubbies, shelves, etc.)Tile: Subway tile is still in, but perhaps try using a larger option, like a 4 x 16 tile.

Other than the size, the only issue was that a few of the shelves had small cracks, which I offered to order online and replace within the week and she verbally agreed.

So:For those who have used SDIRAs(or those who avoid them), please comment, as this is an investment that is both intriguing and perhaps mine laden (if not very careful), from what I see.Thanks,Dave

.- Strip blinds, lights (leave naked bulbs to have light to work with), electrical faceplates, door knobs, baseboards, any screws on the walls, wire shelving, toilets (leave one for use), broken mirror, cabinets in bad shape, storm windows, shower heads, faucets, damaged tubs (and surrounds) and shower stalls.7.- Repair subflooring, ceiling, walls holes, replace wall panels, door jambs, window sills, battens and trims, subflooring, electrical switches and outlet receptacles, etc.

This location it should've flown off the shelves in July.  

Overage due to a crack in one of the shelves of the tub/shower surround (Missed this during my walk throughs).

Finished a bathroom and put up some shelves.

Basically, I have tenants that requested a new refrigerator even though the other refrigerator was working it just was older and had some shelves that were broken.
