I agree with the first sentence but not the second.Holding for a year does not determine whether a property is an investment subject to capital gains.

So it is just the words they use, how complete are the sentences, how quickly they reply etc.There are a number of things I look at.

Next, I want a 2 to 3 sentence narrative on why I should buy this property.  

@Chris SeveneyNot trying to be rude but in the last sentence of his opening paragraph he mentioned using his VA loan.

Your last sentence is making me re-think how I should approach my next seller.

"millions will find you if a have a good deal" I think you're missing the rest of that sentence which is "buy my course to learn how". 

That last sentence is key.

But in the time it takes to insult someone and get rid of them, you might have been able to give your two sentence pitch on why they are wrong for not considering your services, and how you benefit the deal.

With a simple syndication, where the OA is silent, why not just amend the OA with one sentence, "Ownership is by contributed capital, which reflects the true economic relationship among the partners."
