My partner and I are in the process of forming an LLC (seperate from my real estate company) for all of our deals and while we are learning we came up with an idea to make a little money on the front end until we learn all of the ins and outs of a sandwich lease.

Options are best used in shorter terms.As to a sandwich lease, pretty simple concept, but still these are not ideal arrangements for any significant term, more than three years and a few months allowing a buyer time to actually qualify for financing.If anyone has the answer on any video, I suggest you post it here.

Why not just do a sandwich lease option, that way if the tenant buyer doesn't exercise their option, you have an exit strategy by not exercising yours.

@Antonio Bodley If you are talking about a sandwich LO, where you are making payments to the seller, and the tenant is making payments to you, then you would need to pay the owner something for option consideration, but that can be as small as $10 or so.It sounds like LO's are fairly new to you, so I would not recommend a SLO for your first time out of the gate.Just focus on a LO Assignment, where you are assigning yoru contract.
