I'll be honest, I'm feeling a little antsy since when the unemployment benefits end there's likely to be much more opportunity on the market and yet here I am with very little in my savings and recently saddled with a hefty medical bill, oof.The REIA wasn't quite what I hoped for either, but that's what happens when stuff needs to go online.

@David Odigie it is very low if you get anything unless you get the less than desirable properties which on paper show cash flow but in reality saddle you with lots of repairs.

So if you don't mind saddling your investments with loans that can have the terms arbitrarily changed at the drop of a hat, sure, go for those sweet low money down, long-term fixed rates.I've seen guys with over 100 commercial loans, all portfolio'd in house at various banks/credit unions and with private lenders.

Bob, It seems strange to me that your father would leave you and your brother a free and clear, income producing property but leave your mother saddled with a 380K debt with no way to pay for it, so I'm assuming she has a monthly income or savings that will support the current mortgage?

If your truss system is adequate and you have a saddle, sinking in the middle, you usually have foundation issues in the centerly area, if the ridge breaks toward one end, look to that end.As J.
