Investing in Multi-Unit in inland Empire area

Hello there, I’m new to BP and I’m looking to invest in a duplex or triplex in the San Bernadino County/ Inland Empire area preferably fontana or Moreno Valley. I’m inquiring on basically what’s the math of cash on cash returns and monthly cash flow? I would love to just speak with an experienced investor in this area or even any other area just to get a sense of what I’m getting into. Feel free to pm me also, much appreciated guys!!

@David Odigie the market doesn't undervalue distressed properties as much here, partially because of rent control in multifamily, doesn't matter how nice the unit is you can still only increase it so much per year.  Also in SoCal the absolutely value devastating things like foundation problems and mold are much more rare than other parts of the country.
