There is some mold growth on a first floor wall from a leaking toilet shut-off valve in an upstairs bathroom so in the scope of work are you able to state something to the extent that to completely remove the mold it will require new drywall and removal/re-installation of carpets?

Usually flippers just re install the furnace efficiency the house is set up for.It can be just as expensive installing an 80% furnace if your taking out a hi eff furnace.

The cheapest way is for you to take out the glass and take it to your local glass company, have them order a replacement and they or you can reinstall the replacement.

Remember to wear the proper dust mask before starting, rubber gloves, etc.New sheet rock can usually be reinstalled and slid behind the baseboard.Also after removal of the old sheet rock put it gently in heavy plastic garbage bags and close tight before taking out so no spores go any where else.
