The first one in any new profession, venture, hobby is always the hardest.

My daughter is a scientist, my dad was a fireman - they are very different professions and very different people. 

I am not opposed to STR/MTR, but my current profession puts quite a bit of restriction on that avenue.My 5-10-year goal is to shift more toward long-term appreciation and syndication.

In addition, it would seem that you would lose the stepped up basis at death if you are on the title.I suggest you consult a CA profession tax consultant and possibly a CA probate lawyer.

This profession can be tough, especially when starting out for reasons mentioned above, but it is also extremely rewarding, fun, and allows you the freedom to live life the way that you want to live it rather than sitting in a cubicle being yelled at by 4 different bosses about a deadline.  

I am starting from ground zero, with no prior background or capital to invest, but with a strong desire to create passive income for my family.I currently work as a middle school teacher in California, and while I love my profession, I have a strong desire to explore avenues that could potentially provide financial stability and additional income streams.
