I have a $10k reno budget to add laminate when the tenants move out and create the third bedroom in the coach house.The fifth one had a huge updated upper unit but the lower is what they call a "Polish Flat" where the bottom of the window sills are right at grade and cause water to constantly come in.

Hello, I was wondering if a person could take a 100k and buya primary home worth 75k (25k in reserves) Heloc it for60k buy another home, repair spit shine & polish to get it appraisedup around 75k heloc or % only the property for another 60k, buy another then another, keep them until the helocs end then put a for sale sign in the yard.

I don't think a DIY business card would throw a sale because of the quality of my product and services are what brings the customers to me in the first place.So I guess basically I'm saying being polished and professional is good, but it doesn't matter if you can't deliver where it really matters.

What about waiting to the beginning of August to have a feeling of the time necessary to finish the rehab and if you think it will be ready on time then put the coming soon signs in the yard and in CraiglistThe tricky thing here is the last days is when you can see a real difference in the house, when the last touches are been doneYou are more likely to get top dollars when people see fine finishings and everything is clean and polished, but maybe receiving a little less money is better that sit and wait paying holding costsgood luck
