Better play it safe and use a warranty deed instead.Also, later on when you sell your property, it will keep the chain of title cleaner for the next title insurance.Last but not least, a warranty deed does not cost more than a quit claim deed...

I could go on about door stop 5 minutes and replacing toilet seat less than 5 minutes….. the dead bolt if you are getting paid to be a handyman you better be able to do a deadbolt in lesss than an hour same as ceiling fan these are not ground breaking repairs.
