I have a perfectly stable job that makes pretty good money, but my credit was destroyed by putting my wife through pharmacy school. 

Years and years ago when you had an 8 cap Walgreens with 14 years left on  primary you could get in with in some instances 10% down.Those days are pretty much gone as pharmacies are typically in the 5 to 6 cap range with any decent years left on the lease.If you are paying all cash you can find a high cap deal like 8 or 9 cap and roll the dice that in 3 to 4 years the pharmacy picks up the option period.

I'm currently in Pharmacy school and have hopes to become a successful pharmacist and buy and hold house on the side.

Personally if people want STNL and will accept flat rent in primary I like pharmacy better.

Or I could stay and receive a more lucrative bachelors degree, or even pursue pharmacy/medical which I also have passions for.

Luckily, I met a buddy in pharmacy school who was like-minded and partnered with me on this deal (and future deals as well).

He has a doctorate in pharmacy!

Since I'm in pharmacy school (lots of student loan debt), our yearly income outside of the rental is at about $60,000.
