My construction management and cost estimation background has brought a lot of value to my craft and understanding of the real estate process (although there are 1000s of other concept that I am learning everyday).Today is my first day with the Bigger Pockets family and I have heard great things about this social network and I am willing to connect with the like minded people via this platform. I

A guy who lists himself as a private money lender on a different platform happened to reach out to connect with me, and on that platform, I do not speak about my real estate investing.But I thought it was very timely and wanted to have a conversation with him about what he does/requires, because I'm doing research on obtaining a commercial mortgage, or perhaps private money in lieu thereof.

@Tiffany Milan I would say...I just had enough understanding for every platform I stepped on, then I began right back into an area of unknown.I remember i day I closed on my first property, in one of the following afternoons I sat in the vacant, needing to be renovated, upper unit of the duplex for about 45 minutes asking myself what the hell am I doing.Then you just learn and continue!

The platform may allow investment by accredited investors only or be open to almost anyoneEach has advantages and disadvantages.The portals that allow anyone to post a deal have not been very successful and they will probably remain a fringe categoryMany investors are familiar with the big players in the industry that provide access to deals sponsored by numerous parties.As an example of a single sponsor platform I will use our own.In the last two years we crowdfunded/syndicated 26 real estate debt deals, raising just over $46,000,000.00 and two months ago completed our first equity raise, raising $1,700,000.00.Additionally, we did a co raise with a major real estate debt crowdfunding portal that was primarily residential and wanted to move into the commercial space.I will tell you that despite many similarities, no two portals operate the same, and there are major differences in deal type, vetting, costs, risks, returns, and transparancy.Keep watching this arena.
