It is a tough buy and hole RE market everywhere but markets like San Francisco are particularly challenging in the short term due to the poor cash flow (negative cash flow).  

Especially given the NAR settlement, that just jacked up attorneys nationwide to find the next "honey-hole".

The other thing you want to consider is not just the monetary value of the easement but the opportunity cost associated with giving up those rights and if it encumber the value of the rest of the property!

If you just grab one off the Internet, it will have a lot of holes.

My advice is to at the very least have *some* exposure to this emerging asset class and start to dig down the rabbit hole.

Maybe you are close to a black hole and have encountered a time dilation issue?

In your new hole, supplant with a high quality mulch soil mix.
