I do a heloc on the house and I am the only borrower on the heloc.

My plan is to funnel the rental incomes from all three properties, along with my W2 income, back into the HELOC while covering all expenses from it as well.

I will say that during that time, the HELOC interest rates were very low.  

If I'm mentally and emotionally all-in on the incoming administration and think the economy is going to be amazing, best economy with the biggest hands ever, etc etc, then I can do better than gov't bonds, given the emotions I am experiencing.

The goal of passive income is grow wealth with minimum risk not to maximize your return.   

There’s an obvious housing shortage here in SoCal.

I think if I make this house really cute, I could potentially get $240K ARV.

Affordable housing is RED-hot at this time, especially if it's decent 3br+ housing sub $2k.
