I've been fortunate enough to work with a few different property managers, but mostly people my family chose to work with.

When your tenants dont pay and your borrowers cant refi and your banks call your loans ( like we see happening RIGHT NOW in the MF space) projects and RE gets lost and investors get wiped out ..

You've just lost $500 there so your income is $250.  

Their videos consistently said that none of their investors had ever lost money.

Again I am not advocating for this company and each person needs to do their own DD, all I am saying is I appreciated someone seeing something, calling me on it and having a conversation about it. if @Cheryl Abram  lost 100% of her investment then these must not be first position loans.. as even if a rehab fix and flip fails you still have SOME value in the assset its not nothing.

We are fortunate to take on a lot of doors from local PMCs who drop the ball, and invariably, poor communication is near the top of the list for complaints. 

I joined this community because I want to get my hands dirty and not just meet people online but form some real connections and try to provide value back to those that are willing to offer me advise and guidance, and even encouragement.So, this is my current situation:Back in 2020 I was one of the fortunate ones who purchased real estate when prices were still low (compared to today) and interest rates where at 3% or below.

Where these numbers are found, there is a very high rate of rent actually being paid.We have over a dozen Fortune 500 companies just in Metro Detroit with huge Healthcare, Auto, and mortgage industry National footprints.
