I always just explain nicely that it’s my company policy to deliver the required notice and collect the late fee as per the lease every time rent is late, no matter what, sorry no exceptions for anyone as I treat everyone equally and adhere to the lease agreement that we both signed.

However, there isn't a standard form like a NAR lease agreement; it just needs to provide some general information.

You’d need to check the local laws to see what counts.Tenant Violations: If they’re breaking lease terms—like not paying rent or subletting—you might have grounds to evict.

What started off as primarily a second home with the possibility of short term leasing quickly flipped to a STR first and a second home when not rented because demand is so strong right now for STR's in this area.
