It's more  or less a deal killer at the quoted prices.  

Information and exposure has been increased radically in the last 10 years, and hence those killer deals don’t seem to be there anymore.Fortunately for me, I had the good fortune to know and learn from the (imo) absolutely most knowledgeable, innovative, and talented note investor teacher back 40 some odd years ago.  

Up front pre-build and carrying costs alone are a killer.

@Whitney Bivins, it doesn't sound like a deal killer to me as long as the seller cooperates and provides concessions at closing.

They all like to tout their killer deals, yet it’s usually hard to hear about their losers.2- syndications (good and bad ones) tend to make easy money during up markets, get a lot of publicity and consequently many investors.

First I will apologize to all the home inspectors that read this.....They are PROFESSIONAL deal killers.

When we were starting out we had a killer deal (two duplexes that were positive from day 1) but it took us a few days to get the financing and guess what, an investor that did not have that problem picked them up and is making a great profit on them. 

Can’t control some of those variable (property taxes are killer here).
