Hello my name is Fernando just stepping into the renting and landlord area.

In December, I took my first big step by getting my Florida real estate license, and now, I’m ready to start building my rental portfolio and working toward financial freedom to buy out time for the most important things in life.

Does anyone have advice on next steps and/or examples of terms, operating agreements, types of LLCs ect. ?

My chief complaint is the lack of communication and an actual project management plan... thats good news I know some lenders get pretty concerned when construction is so slow.. but sounds like a great deal and I know RTR will be there every step for you guys.. did not realize they were the conduit for this transaction.

Step 1 bunch of info to read and review to “teach” basics.

Also seems like a lot of MF sells occupied with tenants in place so you just have to comfortable with that and contracting up from and seeing inside after contracting.    1st step is to find a great lender and get pre-approved for a loan so you know what your budget is.

I negotiated by being honest and transparent about every step in the process.

They develop, they build, they finance, they property manage, they will have HAO, cleaning crew etc. etc. etc. so the subsidiary companies make money every step of the way.From investor perspective: The investor pay $15 K to reserve the right to purchase 25 multiplex over the year of next 5 years. 5 each year.
