We have been in the Smokies a long time, and many guest accidents, some of them life threatening over the years, could have been avoided with an annual risk management walk-thru:- Loose or rotting steps- Nails poking up through deck boards- Stinging insect hives or infestations- Ceiling fans that are barely hanging on- Loose deck, stair, and landing railings- And oh, about a hundred other things!

And EVERY state, has HORRIFIC markets. 

Within the next 5 years, I would like to get to about $10,000 per month in cash flow to basically be an insurance policy in case I am unable to fly due to medical reasons or an accident. 

But the process was horrific. 2 lenders who kept giving mixed feelings until they both provided a commitment letter but 10 days apart so went with lender 1.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.

Look for wear and tear or improper installation or (possibility) the Guest "created" an accident.  

$130,000 for an accident is a pretty solid "accident" to say the least

I just started house hacking and this is from my apartment lease that just ended.So in the 2 years I lived at my old apartment, my dog had probably 6 accidents (urine or vomit).

Don't get in an accident without coverage. 

You never know when an accident will happen and for the few hundred dollars an umbrella policy costs , it’s worth it.
