You should be able to realize 3-5% pretty easily with that kind of money, so then it just comes down to how much work you want to do and how much income you need/want. 

Even if you all used the same app, your insight and experience allows you to make a better offer.Personally I would probably still use a spreadsheet just because you can customize it easily and it can do more if you need it.

You can easily wire a second thermostat in parallel to the one the tenant uses and have it preset to a floor temperature.

They could have just as easily put "Eddie" into the first name field and have it show up the same as the "personal" example even if the account is registered as a business with an EIN.

You are easily verifiable and people know you can't scam them and just disappear like these anonymous/fake Facebook profiles.
