I have recently been keeping my eye on the Madison County area so it is good to hear there are some opportunities there.We are interested in finding properties with potential for ADU so I will definitely reach out to Nita Cook, thanks for the recommendation.

I'm advising folks to keep a close eye on Clay, Cicero, North Syracuse, the neighborhoods including and surrounding Eastwood, and the neighborhoods by the university.

As you grow your portfolio, keep an eye out for lenders who offer low down payment options for investors or those that allow leveraging the equity from your existing properties to fund new ones. 

Highly recommend starting close to you so you can get eyes on the property if you do decide to purchase a true rental. 

In my eyes, everyone is truly soon-to-be accredited, my goal after meeting Dave at age 22 was to be accredited by the age of 30 (income and net worth) and if I stay on track I will be!

I tried a big out of state flip due to living in a HCOL area and it failed miserably because I couldn't keep eyes on it and didn't have a good/honest team in place.

Make sure you do your math correctly when analyzing property taxes…they will be eye opening.

If you're new to investing, keeping an eye on property taxes and HOA fees in this area is also key.
