Don't know if there are a substantial number of women who won't want such a dark countertop in their kitchen or if the lighter one truly will start looking discolored from whatever tenants do to things (put hot plates on them, stain them somehow or whatever).   

Further, discolored and loose flooring were noted in the bathrooms.

I always say the animal must be potty trained or walked outside in a very specific area and waste material immediately  cleaned up, if the grass is discolored due to urine, they are to reseed within 24 hours of the discoloration.

He mentioned the interior of the property is dark, not much natural lighting, and suggested flooring could be replaced with lighter wood, and more lighting added.Also he mentioned there was some discoloration and warping on the floor in those areas where there had been water leaking damage before they replaced the roof but that there were boxes of flooring material in the garage that could be used to replace these damaged areas.

I would like to see the other side of the fireplace as well but that looks like smoke discoloration and not the natural color of the rocks.

It can chip and discolor around the sink area pretty easily.

There is also a note that the in my report that says there should be "further evaluation" of the roof due to discoloration of the roof sheathing as seen through the attic.

I've seen pictures in the listing with discolored spots on ceilings and dirty rooms.

There is about 10 square feet of siding that looks somewhat discolored and a couple holes, vinyl.
